What is LEED?
LEED stands for Leadership in Energy and Environmental Design. LEED Certified is a Green Building Rating System represented by the U.S. Green Building Council in their effort to provide a national standard for what constitutes as a green building.
How Does LEED Work?
It is a point-based system where your property earns LEED points for completing specific green building criteria. The point based system scorecard is broken up into six categories, Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality, and Innovation and Design Process. The number of points the property earns within these categories determines the level of LEED Certification. The four levels of certification are, Certified, Silver, Gold and Platinum.
The Benefits of Receiving a LEED Certification?
The property ends up costing less to operate and maintain. They are energy and water efficient, and have higher lease-up rates then conventional properties. The properties are healthier and safer for the occupants. There is no additional cost to run a LEED Certified property. While there can be increased development costs in order to obtain LEED Certification, these costs are often offset by lower operating costs and higher rents. More and more tenants are looking for opportunities in the commercial real estate market to help them fulfill their desire to operate in a more sustainable and environmentally friendly manner. In addition, many government entities and large corporations are requiring LEED Certification for properties they or their suppliers occupy.
